Difference Between an HOA and IMPOA
Many potential buyers of Indian Mountain properties, their real estate agents and lending institutions assume that IMPOA is a Home Owners Association (HOA). That is not the case in Indian Mountain. Here are some of the key differences:
- HOA membership is mandatory once ownership of a dwelling/structure is established. In IMPOA, membership is optional and is not automatically established once ownership of land/dwelling/structure is established.
- HOA has enforcing authority of covenants, while IMPOA does not. Indian Mountain covenants are enforced by Park County. More information here.
- HOA has design review boards/committees that review and approve alterations owners want to make to their properties and houses. IMPOA can guide owners to find information on this point, but does not review nor approve alterations.
- HOA typically owns and maintains common areas of the communities. IMPOA does not own nor directly maintain the common areas of Indian Mountain. The Indian Mountain Metropolitan District (IMMD) is the entity that owns and maintains the common areas for enjoyment of the community, paid by the property taxes collected by this special district.
